How it works

1. IggysHouse.com Property Posting: Get Your Property Online!

We enable you to post your property for FREE on IggysHouse.com. You may post unlimited details, text, and images.

Your property posting on www.iggyshouse.com is not an MLS listing.

There is a second process called “Request MLS” (see #12 below) which must be completed before your property can be listed on the MLS.

2. Free MLS Listing: Sample of Service

The Free MLS Listing offer is meant to provide a sample of the type and quality of service sellers will receive with an MLS listing through IggysHouse.com.

The seller receives the benefits of having their property on an MLS available to Realtors® and the public without the commitment of a long term listing agreement, or the requirement to pay up-front listing fees. The Free MLS listing expires after 30 days.

3. Monthly MLS Listing: Pay As You Go

Sellers can choose to keep their MLS listing active following the 30 day Free MLS period by utilizing the
“Pay As You Go” Monthly MLS for a low monthly fee. The Monthly MLS will be offered in 6 month intervals. Sellers can cancel the Monthly MLS anytime. Sellers can renew the Monthly MLS at the same low monthly fee should the property not sell within a 6 month time period.

Sellers can choose the Monthly MLS at any time during the Free MLS period. Should the seller choose the Monthly MLS, an amendment to the original listing authorization will be signed to reflect an expiration date change and incorporate the Monthly MLS fee structure.

4. MLS Listing Upgrades: Pay only for what you want, or have it all

During the Free MLS period, sellers can enhance their MLS listing through purchased upgrades. Optional property information fields and additional images may be purchased independently.

However, sellers may also choose to upgrade to the Monthly MLS listing which would include their choice of all available property information fields and the maximum number of images allowed on the particular MLS. This upgrade choice can be made at any time within the Free MLS listing period.

There are no further upgrades to the MLS listing since the service includes the seller’s choice of all available property information fields and the maximum number of images allowed.

5. MLS Listing Change Fees: Requesting MLS listing changes

Requests for MLS listing changes during the Free and Monthly MLS shall incur marketing fee charges. These include changes to price, commission, images, text, and information fields.

6. Realtor.com® Showcase Listing Upgrades and Changes: Advertise to the Public

During the Free and Monthly MLS listing periods, sellers may purchase enhancements for their Realtor.com® listing. Sellers may utilize all available enhancements including the Highlighted Headline, Additional Text Description, Up to 25 images, and Open House Dates (where available). Once the Realtor.com® showcase upgrade has been purchased and fulfilled, requests for changes shall incur marketing fees.

7. MLS Listing Status Changes: There are six statuses for a listing that the seller may choose when updating the status of their MLS listing.

Active: The property is for sale. The seller wants offers.

Temporarily Off Market: The seller does not want the property shown. Reasons can vary from cosmetic upgrades to vacation. (This status not available in GA)

Under Contract: A purchase and sale agreement has been signed by both buyer and seller.

Sold: The settlement of the purchase contract has occurred.

Cancelled: The seller has terminated the MLS listing authorization.

Leased: The seller has leased the property and wishes to take the property off the market.

Status changes are FREE with the exception of “Cancelled” and “Leased”.

8. Cancellation/Lease Fee: $25

Free MLS Listing: A Free MLS listing will expire in 30 days if no action is taken by the seller to upgrade to the Monthly MLS. When the Free MLS listing expires, the property is removed from the MLS, and the seller is released from the listing agreement and there will be no cancellation fee. If a seller cannot wait until 30 days has passed, they can choose the cancel status, but there will be a $25 cancellation fee collected at the time the status is chosen.

Monthly MLS: If a Monthly MLS listing is cancelled prior to the 6 month expiration date, a cancellation fee of $25 shall be collected from the seller at the time the status is chosen.

Lease Fee: If at any time during the Free or Monthly MLS, if the seller enters into a lease or lease purchase agreement for their property and chooses the “Leased” status, it shall have the same effect as a cancellation and the $25 shall be collected from the seller at the time the status is chosen.

9. Closing Administration Fee: $149

Free or Monthly MLS listings that result in successful sales shall incur a closing admin fee paid by the seller. This will be collected at closing as a seller closing cost and will be paid to the listing broker through the title/closing company or attorney.

11. MLS listing and the Internet: Listing Syndication

An MLS listing causes your property to appear on REALTOR.com®, exposing the property to millions of buyers. 80% of all buyers search for their home on the Internet. Out of these Internet buyers, a majority use REALTOR.com®. – Only properties with an MLS listing shall appear on REALTOR.com®. IggysHouse.com property postings without an MLS listing will not appear on Realtor.com®.

The MLS listing shall also appear on many other websites such as broker members of the MLS.

12. Request MLS Procedure: Get your Free MLS Listing!

The “Request MLS” process will require the following:

a. Obtain your online property record – The MLS request process will assist you in doing this. Most counties have public access websites with property records available. If your county does not offer this service, a copy of your property tax bill should be used for ownership verification.

b. Enter property ownership information - Individuals and entities such as corporations or trusts may be used with proper verification. Types of Ownership

c. Upload two images for use on the MLS – Primary (first) image must be an exterior frontal image of the home or building. Images must be original, not copied from the Internet or used for a previous MLS listing.

d. Enter specific listing information into online listing form.

e. Ownership Verification – An ownership verification document is required to ensure that you are authorized to sign the MLS listing agreement. This Ownership Verification Document may be faxed or emailed.

f. Enter an offer of compensation for brokers/agents to provide a buyer to the transaction – This can be a percentage of sale price or a flat dollar amount.

g. Document Signatures – This is an electronic signature process and is completed online. All listing documents are required to be signed by the seller(s).

13. Licensed Agent Assistance:

Sellers may wish to have help from a licensed agent during the Free or Monthly listing period. Sellers can upgrade service by purchasing different levels of Buyer Lead Management and Transaction support as well as the Traditional listing service.
