What is an MLS?
MLS: defined as a Multiple Listing Service, functions as an information sharing database in which properties for sale are “listed” by a listing broker/agent with an offer of compensation (commission) for other licensed agents to supply a buyer for the transaction.
There is not a single nationwide MLS. An MLS is either owned and operated by or is directly associated with one or more Realtor® associations. Hundreds of them exist locally throughout the country. Through data sharing agreements, property listing information is then displayed on thousands of additional Internet accessible websites such as Realtor.com®.
More than 80% of homes for sale are listed on an MLS. Usually, a seller will sign a listing agreement which requires either an up front payment, a flat fee due at closing, a percentage of the sale price due at closing, or a combination of the above fee/commission structures.
